Let’s talk LIGHTING. Lighting can be such an easy and affordable thing to replace in an older home. This 2005 Urbandale ranch had heavy Tuscan lighting and a sponge painted fireplace that were immediate eye sores for it’s market and competition. I worked with the seller on budget and we were able to replace 13 light fixtures on the main level for under $2k. The return on investment would be major for this $489k listing.
